From a basis of traditional cavity block construction to the very particular quality procedures put in place for
the specification and installation of all plumbing and electrical elements, to concrete bison first floors and
extremely high levels of insulation, purchasers at LOCH EALA can rest assured that these are homes of the
very finest build quality. The LOCH EALA resident can look forward to the future in the knowledge that
their home achieves an impressive “A” BER rating, meaning their home is far superior to other homes that

Eco Heating System
The heating in each home is provided by an Air - Water
Pump complete with a buffer tank. The system is designed to
allow the heat pump to heat the buffer tank to the required
temperature of 51 degrees. When the buffer tank reaches the
temperature the heat pump goes into pause mode for 20
minutes, after which the heat pump runs for a minimum or 10
seconds or as long as is required to bring the temperature of
the buffer tank back to 51 degrees. The buffer tank is a store
of 300 litres of water from the heating system, it supplies hot
water to the under floor heating manifolds and the upper coil
of the domestic hot water cylinder. The system is
manufactured in Germany by Diamant and supplied in
Ireland by Heat Merchants. The Heat Pump provides all the
underfloor heating as well as pre-heating for the domestic hot
water cylinder up to 55 degrees.
Solar Powered Hot Water system
Each LOCH EALA home is fitted with 3 flat plate solar
collectors for domestic hot water. These supply up to 70% of
ALL hot water needs over a 12 month period. In conjunction
with the solar panels each house has a 300 litre Dual Coil
stainless steel domestic Hot Water Cylinder. The lower coil is
heated by the Solar Panels and the upper coil is supplied by
water at 55 degrees from the Heat Pump.
Construction
Higher levels of insulation and air tightness as well as superior thermal mass supplied by concrete construction methods
greatly contribute to the “A” rated energy performance achieved at LOCH EALA.
